Universitas Indonesia (UI), through the School of Environmental Sciences (SIL), continues to strengthen efforts to develop sustainable urban spatial planning by holding in-depth discussions with Universiti Tan MARA (UiTM), Malaysia. The discussion, which took place on August 21 at the College of Built Environment, UiTM, Malaysia, aimed to discuss the potential for research collaboration with a focus on implementing the Transit-Oriented Development (TOD) concept in the metropolitan areas of Jakarta and Kuala Lumpur.
Transit-Oriented Development (TOD) is a regional development concept that prioritizes accessibility to public transportation, integrating mass transportation stations with housing, offices, and public facilities. This discussion highlights the socio-demographic impacts, population mobility, and changes in property prices around TOD areas in the two major cities.
Dr. Hayati Sari Hasibuan, Coordinator of the Transit-Oriented Spatial Planning and Area Research Cluster (PR-TOD) SIL UI, revealed that TOD development in Jakarta has driven up land and building prices, especially around MRT, LRT, and Commuter Line stations which are the main transit centers in Jabodetabek. “The development of TOD areas in the Jakarta metropolitan area has caused an increase in land and building prices, especially around MRT, LRT, and Commuter Line stations, which are the main transit points for residents of Jakarta, Bogor, Depok, Tangerang, and Bekasi,” she said.
At the meeting, Prof. Drs. Raldi H Koestoer, Lecturer at SIL UI and Principal Expert Policy Analyst (AKAU), emphasized the importance of further studies on the affordability of property prices in TOD areas. “A study on the affordability of property prices around the TOD areas of the Jakarta and Kuala Lumpur metropolitan areas needs to be conducted to optimize the use of TOD areas, especially for the middle-class economic group that relies on mass transportation,” said Prof. Raldi.
This research is expected to be discussed further in a collaborative seminar between UI and UiTM. The seminar is titled “Future Sustainable City Development on The Change of Jakarta’s State Capital Status To IKN: Lessons from Malaysia” on September 18, 2024, in Depok. The event will present speakers from UiTM, including Dr. TPr. Marlyana Azzyati Marzukhi, Head of Center of Studies for Town and Regional Planning (FSPU), and Dr. Muhammad Hakim Danial, Senior Lecturer of FSPU.
Experts from UiTM will share knowledge and experiences on sustainable city development, including lessons that can be learned from the development of the new capital city in Malaysia to be applied to the development plan for the Indonesian Capital City (IKN) in Indonesia.
At the end of the discussion, the entire research team that is part of the Strategic Research Partnership (SRP) Bilateral Strategic Alliance (UI-UiTM BISA) Research Program hopes that this collaboration will not only be limited to research, but also include student exchanges, workshops, community service programs, and in-depth field practices on sustainable spatial planning from various perspectives.
Young SIL UI researchers involved in this collaboration include Bellanti Nur Elizandri, S.Ars., M.Si., and Chrisna T Permana, Ph.D., a lecturer at Sebelas Maret University.
